We are selling our home on a contract for deed (in Illinois). We were told the buyer pays taxes and insurance. However, we still have a note on the property, so we still need to have insurance. Also, since the property will still be in our name, we would rather pay the taxes as well. Do we have the buyer reimburse us for these items? Anything else we should be aware of??? We just purchased a form for contract to deed and are filling it out now. Any information you could provide with any insights would be much appreciated. Our main focus, however, right now is simply on the taxes and insurance.

I just bought a brand new bike and I live in Florida where bike theft is very big. I want to get some protection as soon as possible. Comprehensive insurance which would cover theft will run me about 730 per year with a 500 dollar deductible. The Lo Jack unit will cost me about 800 installed and it is a one time fee, no monthly payments and it lasts forever. The recovery rates on a bike with lojack are very good from what I've read, I just want to see what everyone thinks. These are the two options and please only answer if you have good knowledge of lojack and how well it works. The only problem is that it doesnt cover things such as damage during theft, storm damage, and things that the insurance would (Then again it still has that 500 or 1000 dollar deductible). So as a 16 year old male driver, I'm aware that car insurance rates for me are significantly higher than a same age female driver, just because of my gender. How are insurance companies able to do this, no matter how many statistics they have saying we crash more, speed more often, ect...? I just graduated with a bachelors degree, and my student health insurance runs out in August. The health insurance offered by my husbands job (which won't open up to me until Jan.1 anyway) considers pregnancy a pre existing condition, and won't cover it. We have been searching for affordable plans, but the only ones we have found that will cover pregnancy aren't accepted in New York state. For all the plans offered in NY that we've been able to find, none cover pregnancies in progress. I would hate to have to use the state provided health care plan for pregnant mothers (mostly because I feel like there is no reason for me to be part of a government program when we are capable of paying for our own insurance, but also because it means we have to go to specific clinics and I won't be able to keep my doctor), but there is no way we will be able to cover all the costs of a birth, especially if for some reason I need a C-Section or the like. My car is a 1994 Lexus ES300 with 125,000+ miles on it. I would say it is in good or fair condition, the leather seats are cracking badly and it has a few scrathes, etc. I'm just wandering if it is in my best interest to repair this car or for it to be totaled out. The estimate for repairs in $3500.00, which could always go up once repairs start for unseen damage. I'm just not sure the car is worth repairing for that amount considering its condition. The estimate does not consider repair for that since that could not be seen by looking at the vehicle. They are also saying the paint can't be matched perfectly because of the fading caused by sun and weather over the years. With everything considered my resale value is not good. Okay so I just graduated boot camp and moved from Texas ( residency) to Virginia. RIght now I have my car insurance through Texas (Geico) and I called them cause I was going to switch it to Virginia and it went up $120 a month!!! I was wondering since im in the military if I can just keep it in my residency state or if I have to switch it where im stationed? Also I am thinking about getting a new car which I would buy here in Virginia so it would have Virginia plates, would I have to switch it then to Virginia insurance? Sorry this is a loaded question but I would greatly appreciate it if you can help me out here and if you have any ideas what I should do , Thanks.

I was in an accident where the other driver was negligent. However, we both have the same insurance company. It's been nearly a year and since I've been receiving the run around from them, I decided to get a lawyer. Once my lawyer contacted them, 2 weeks later my bimonthly bill went up about $15 (over $30/month). Keep in mind, that for nearly a year my rates remained the same but less than 3 weeks after my lawyer contacted them, up the rates went. Is this normal? Is this illegal? Should I inform my lawyer of this shady action?
